Home Buying Process

10 Steps to Buying a New Home!

  1. Determine Your Budget
  2. Calculate how much you can afford by reviewing your income, savings, and debts. This helps narrow down your search and sets expectations.
  3. Get Pre-Approved for a Mortgage
  4. Contact a LOCAL reputable lender to get pre-approved for a home loan. This strengthens your offer and gives you a clear understanding of how much buying power you'll have. If you need any recommendations, we are able to provide a few local lenders to you to call.
  5. Schedule a Consultation with your Favorite Real Estate Agent
  6. Work with an experienced agent who understands your needs and the local market. They’ll guide you through the entire process.
  7. Have your Realtor® Create a Home Search for YOU
  8. Begin viewing homes that match your budget and preferences. Your agent will help you schedule showings and refine your search.
  9. Submit an Offer
  10. Once you find the perfect home, your agent will help you prepare a competitive offer, considering market trends and your budget.
  11. Conduct a Home Inspection
  12. After your offer is accepted, hire a professional inspector to assess the home’s condition. If needed, you can renegotiate based on the inspection results.
  13. Appraisal and Final Mortgage Approval
  14. The lender will require a home appraisal to ensure the property’s value matches the loan amount. Finalize your mortgage approval after the appraisal.
  15. Review and Sign Closing Documents with lender, an attorney or Realtor®
  16. You will help review all closing documents. This step involves confirming details like the final sale price and loan terms.
  17. Close on the Home
  18. On closing day, complete your final walk through, sign the necessary paperwork with the closer, pay closing costs, and finalize the transaction. You’ll receive the keys to your new home once everything is filed & funds are transferred!
  19. Move In
  20. Congratulations! You’re officially a homeowner. It’s time to move in and start making memories in your new home.

Home Selling Process

  1. Find a local Real Estate Agent
  2. Partner with an experienced agent who understands your local market and can provide guidance on pricing, marketing, and negotiations.
  3. Determine Your Home’s Value
  4. Your agent will provide a Comparative Market Analysis (CMA) to determine a competitive and realistic listing price based on recent sales in your area.
  5. Prepare Your Home for Sale
  6. Clean, declutter, and make necessary repairs to improve your home’s appeal. Staging can help showcase its full potential and attract buyers.
  7. Market Your Home
  8. Your agent will list your home on multiple platforms, including MLS, social media, and other real estate websites. Professional photos, virtual tours, and open houses can help increase exposure.
  9. Showings and Open Houses
  10. Schedule showings and host open houses to allow potential buyers to view your home. Keep the home clean and presentable for all visits.
  11. Review Offers
  12. Once offers start coming in, your agent will help you review each one. They’ll explain the terms and conditions, and help you negotiate the best deal.
  13. Negotiate and Accept an Offer
  14. After reviewing offers, negotiate with potential buyers to get the best possible price and terms. Once you’re satisfied, accept the offer.
  15. Home Inspection and Appraisal
  16. The buyer will likely conduct a home inspection and appraisal. If issues arise during inspection, be prepared to renegotiate or make necessary repairs.
  17. Closing Process
  18. Work with your agent, title company, and attorney (if needed) to complete all closing documents. This includes paying any closing costs and resolving any last-minute details.
  19. Move Out and Transfer Ownership
  20. Once everything is finalized, hand over the keys and transfer ownership to the buyer. Congratulations—you’ve successfully sold your home!

For Sale By Owners

Selling a home as a For Sale By Owner (FSBO) can present several challenges, including:

  1. Pricing the Home Correctly: Without a real estate agent’s expertise, it’s easy to overprice or underprice the property, which can lead to the home sitting on the market too long or selling for less than its worth.
  2. Limited Marketing Reach: FSBO sellers typically don’t have access to the Multiple Listing Service (MLS), which agents use to list homes and reach a wider audience. This limits exposure to potential buyers.
  3. Handling Legal and Paperwork: Real estate transactions involve complex contracts, disclosures, and legal requirements. Mistakes in paperwork can lead to legal or financial issues.
  4. Negotiating with Buyers: FSBO sellers often lack the experience to negotiate effectively, potentially losing money in the sale or failing to close the deal.
  5. Time and Effort: Selling a home requires significant time for marketing, showing the home, communicating with potential buyers, and managing paperwork. FSBO sellers must juggle these tasks without professional support.
  6. Safety Concerns: Allowing strangers to tour your home without the screening processes that agents use can pose safety risks.
  7. Buyer’s Agent Reluctance: Some buyer’s agents may hesitate to show FSBO homes, as they prefer working with other agents who understand the process and ensure a smoother transaction.
  8. Appraisal and Financing Challenges: Ensuring the home appraises correctly and that the buyer secures financing can be more complicated without an agent to guide the process.

Overall, FSBO can save on agent commissions, but it often requires significant effort, expertise, and time, with potential risks for lower sale prices and legal issues.
